Overflowing Toilet

Do:

    • Shut off the source of water if possible, or contact a qualified plumbing technician to stop the water source.
    • Turn off circuit breakers for wet areas of the building when access to the power distribution panel is safe from electrical shock.
    • Remove as much excess water as possible by mopping and blotting.
    • Wipe excess water from wood furniture after removing lamps and tabletop items. 
    • Remove and prop up wet upholstery cushions for even drying.
    • Place aluminum foil or wood blocks between furniture legs and wet carpet.
    • Remove to a safe, dry place any paintings, art objects, computers, documents, and other materials that are valuable or sensitive to moisture.
    • Pinup upholstered furniture skirting to keep off damp floors.
    • Hang draperies with coated hangers to avoid contact with carpeting or floors. 
    • Hang furs and leather goods to dry separately at room temperature.

Do Not:

    • Do not enter rooms with standing water where electrical shock hazards may exist.

However, the risk of water damage still poses a threat even during the summer months. 

The extended use of air conditioning units, if not properly maintained, can cause drainage issues. To avoid this, make sure to change your air filter regularly. Regular inspections and cleaning are also important to prevent and stop any issues in your unit from worsening. One thing to keep an eye on is the drainage pan. Check to make sure water isn't leaking and accumulating in the pan. Especially in the hotter weather; mold, mildew, and fungus can easily grow and spread. 

Another thing to keep in mind is the potential for pipes to burst. Although burst pipes are more common during the colder months, hot summer weather can still cause this headache for a home or property owner. A good rule of thumb is to notice whenever there is a change in your water pressure. While it could be simply just an irritation, it could also be a sign that there is something bigger on the verge of happening.

Not all Water Damage is the Same!

Many people expect all water damage to be the result of a water line breaking, or from flooding, or perhaps a bathtub overflowing. Not all water damage is the product of such dramatic events. Even a minuscule leak can cause as much damage as a larger one, simply because it is either is not noticed or because it seems so insignificant.

Faucets can leak under the sink they are situated on, allowing water to spread slowly under the cabinetry. Leaks under the sink can include where the water lines meet the faucet, and also where the drain pipe connects to the sink's drain. Water can slowly travel from small cracks in either location and create a mess that can take months to make.

When tubs and faucets are not matched, misalignment can happen. Water flowing from the faucet into the tub can flow over the overflow vents. Unless these are properly connected, water can pool inside the wall or under the tub.

Appliances that use water can also be the reason for water damage. Leaks, overflows, and other malfunctions can either over time or suddenly, cause water emergencies. Don't let freezing temperatures cause a mess at your property, here are some helpful tips!

Fall weather is upon us, which means lots of pumpkin spice, sweaters, and football.  Yay!  However, fall weather also means, winter is right around the corner.  Which means colder temperatures, higher electric bill, and possibly snow.   

That’s why it is important to prepare for the colder weather by winterizing your pipes.  Below is a checklist of important things to consider/complete.

  1. Use insulation sleeves to insulate pipes. Make sure you cover the pipes fully and do not leave any gaps without insulation as cold air can reach these areas and affect the pipe. 
  2. Be sure to inspect the outside areas of the home or property. Cold air can enter through cracks and cause freezing.  That is why it is important to seal any visible cracks with caulk or spray foam.
  3. When freezing temperatures do occur it is a good idea to allow a faucet to drip to allow water to move continuously throughout the pipes preventing freezing water.
  4. If the home or property has a crawl space be sure that it properly insulated and block any openings that can allow cold air in.

If you discover a water leak in your home, the first few minutes are critical.  The top priority is to avoid panic and focus on getting the source of the water stopped.  The most common water leaks in a home or apartment can be traced to the kitchen or a bathroom. 

All common water supplies in a home have a cut-off valve nearby and all valves can be turned off with a clockwise turn.  If the source of the leak is your washing machine, the valves to turn off the flow are located behind the machine.  Do not disconnect the hoses.  Instead, turn off the water flow where the hoses are connected in the wall. 

In the kitchen, you will find shut-off values for the faucets under the sink.  This is also where you will most likely find the shut-off valve for an ice maker, if your freezer is equipped with one.  The valve that controls your sink is, in most cases, the same valve that provides flow to your dishwasher.  In a bathroom, cutoff valves are below the sink and may be within a sink cabinet if you have one.  The supply line for the toilet is commonly located under and behind the seat. 

A water tank can also be the source of your leak.  If it is a gas tank, turn off the gas supply first then turn off the water.  The water supply valve is usually located near or above the top of the tank.

Stopping the leak at its source as quickly as possible will minimize damage to cabinets, floors and walls.  Within a single minute, several of gallons of water can flow into your home and saturate anything in its path, including adjacent rooms.
